Garden Valley Ranchos in Modena Utah - I just came back from the property. Approximately 15 residences are now there. If you are looking for peace + quite + folks that mind their own business but are still friendly - you will like it. It's Pahrump 20 years ago. Beautiful climate. 56 miles to Cedar City on nicely paved 2 lane highway 56. About the same distance to Panacca - there's fishing pretty close + national forest. We went up thru Cedar City and stopped there for brunch. then out to the land (killed some time there talking to folks) and drove back thru Panacca and Caliente way coming out at the Apex turnoff. A simple day trip from Vegas. St. George is 1 hour from the property. There's a post office located about 10 miles from the land. Never thought I would sell any of these lots but have come to realize that I'm never going to use 14 lots and would rather have neighbors to play cards with. I plan to move up there myself in the next couple of years and I will be putting a new triple wide on one lot. more than enough room for me an I can find a yummy one that suits my needs for just a little over $100,000. perfect. Here's some relevant info: ELEVATION: 5450 ft. (rarely any snow - this past year yes!) I don't care about your credit since I will hold the title till paid. You don't pay? Miss 3 payments - you lose it - pretty simple. I took some pictures of the land so just email me and I will forward them to you if they don't show up here. the day I was there when we got out of the truck I looked up and sitting right on the telephone pole was a Bald Eagle. I was so shocked I didn't get a picture of it before it flew off. Awesome. If I forgot to tell you something just ask - I've been a long time resident of Vegas for 23 years so don't worry about your money disappearing along with me. If you missed out on Pahrump like most of us - this is a cool spot. And communtable to Vegas for any special needs that Cedar City or St. George can't afford you. I have the deeds in hand for all 14 lots but keeping 1 or 2 for myself. All taxes are paid and there are no liens. Modena is on the ghost town trail if you want to look it up - there's folks living there too. there's enough room on 1+ acre for a huge garden and all your toys and projects. Make simple $100 a month payments till paid. No interest charges.
